PETERBOROUGH PROPERTY INVESTORS MEET Tuesday 21st

Dear all Our next meeting is on Tuesday 21st October (next week). The venue is the same place as last time... The New England Club Occupation Road Peterborough PE1 2LJ Click here for a map We're kicking off this month with a brief introduction to the newly appointed Council Officer for the Landlord Accreditation Scheme. At this stage Michelle Hudson-Smith will really be just letting you know who she is but she is looking for YOUR input as to what you would like the scheme to become, so now is a great opportunity to sound your ideas. The scheme is in its early formative stage so don't hold back! Michelle intends to be present for the whole of the meeting so there is plenty of opportunity to network with her after the event and talk to her then. This month's guest speaker is John Lee, a name many of you will know well. If you are one of the one's that don't know John here is a little insight into his achievements.... He is the author of "57 ways of negotiating with motivated sellers" He is the resident property expert on Inside Property Radio and also the co host on Loveproperty.org He is a highly accomplished mentor and buyer himself, having closed 153 deals over the last two and a half years, retaining a portfolio of 60 properties for himself. The Below Market Values of these purchases range between 25 and 38%. John will be giving you a terrific amount of insight into the psychological tools you can use to get a bigger discount, thus making it easier for your deals to stack in this difficult period of lending. He is also an expert on buying BMV properties through estate agents! Berkshire Property Meet with Amer Siddiq - 20th October 2008

Having dealt with Juswant and Sylvia Rai for some months by email, I finally met them last week, at Property Magic Live. It’s nice to put faces to names, as it were.
Juswant and Sylvia run Berkshire Property Meet, at which I hope to be talking in the medium-near future… however, their next meeting, next Monday, features Amer Siddiq (who I rate highly, by the way).

The evening starts at 7pm with the Amer Siddiq on from 8pm, however many people are at the hotel bar from 4pm onwards meeting with many of the movers and shakers in the property business today.

October - Leeds Property Networking

Another month with a "mixed bag" of banking turmoil, including possibly the largest US Government handout in history ($700Bn) to prop up the mess their lenders caused in the first place, more nervousness with another UK giant (RBS), and the Govenment's £500Bn bailout of our own banking sector. Now, just to put that into context, Whitehall departments only spend around £324Bn annually! The other question being posed is whether £500Bn will be enough to stem the flow of banking collapses? Where will it all end up, and what can you do to weather some of this storm? Well the much-anticipated 0.5% cut in interest rates may help (if you are on a tracker or standard variable product). But, will this be enough to: inject the much-needed confidence back into inter-bank lending, provide more readily available credit, and will lowering of the BoE rate, and (hopefully!) lowering the lending rates, help you and I, the property investor? Only time will provide the answer, and I am sure there is still more turbulence to come. But do not dismay - - you may need to look elsewhere to help with your portfolio and increase its cashflow to weather out the continuing storm of mortgage lending. Will more regulation be put in place...? ...as a taster, at this month's Leeds Property Networking event (Tuesday 14th October) I will be sharing with you some ideas, tips and tricks on how to generate significant cashflow from your existing portfolio. I say a taster as I have persuaded two experts to come all the way to Leeds to share their extensive knowledge and experience. At November's event we will have Alistair Cooper from The Planning Game explaining the new permitted development legislation and how you can use this to your advantage, particularly for cashflow generation. In his previous life, Alistair used to chair the planning committee on St. Albans Council so he knows a thing-or-two about this, plus he has now come over to the "dark side", turning from gamekeeper to poacher, exploiting the planning loopholes and making a nice income from it. Then in December, one of the UK's best-known HMO experts, Jim Haliburton, the HMO Daddy, will be giving us a Christmas Special of his extensive HMO knowledge and experience and showing us how we too can become better equipped with cash-generating properties to see us through the challenging times ahead. Property Portfolio Software was founded by experienced investor, author and public speaker Amer Siddiq, owner of Tax Portal Ltd. and creator of the Property Tax Portal website. Amer began investing in property in 1999 and when Amer began to grow his own portfolio, he naturally looked around for a software solution to help him with the laborious task of property management. He quickly realised that there was nothing suitable available and so designed his own tool based on his personal experiences and needs.
